1. The service and these terms
Santa Cruz Room Finder (“Room Finder”) is operated by Gregory Rose, based in Santa Cruz, California, USA. These terms govern your use of the website and its room-search and organizer features. By using the service, you agree to these terms. If you do not agree, do not use it.
Our Privacy Policy explains how we handle information. Questions about these terms can be sent to greg.c.rose@gmail.com.
2. What Room Finder does—and does not do
Room Finder helps you discover publicly available room listings around Santa Cruz and organize listings you are interested in. With an account, you can save listing snapshots, record statuses, add private notes and contact details, and keep a manual, dated contact history.
We are not a landlord, property manager, real-estate broker, tenant-screening service, or party to a rental agreement. We do not reserve rooms, collect rental deposits, or guarantee a rental outcome. The current service has no paid plan or payment-processing feature; any future paid offering would need its own applicable pricing and payment terms.
Contact-history entries are manual records, not messages sent by Room Finder. We do not sync personal Facebook Messenger inboxes. External Messenger links open the third-party service. The current email-results feature is not connected to an email-delivery provider; do not rely on it to send listings or correspondence.
3. Eligibility and account responsibilities
You must be at least 18 years old to use Room Finder. Provide accurate information when creating an account, keep your sign-in secure, and do not impersonate another person or access an account without permission.
You are responsible for your own use of the service. Let us know promptly if you suspect unauthorized access to your account. Public browsing does not require registration; private organizer features require sign-in.
4. Listing accuracy and rental safety
Listings are obtained from external sources and can be incomplete, duplicated, outdated, incorrectly dated, unavailable, or fraudulent. Updates are not guaranteed to be real-time, and coverage of Facebook, Nextdoor, and other sources may be limited to publicly accessible content. A saved snapshot is a historical copy, not proof that a room is still available.
Inclusion is not an endorsement of a listing or advertiser. Independently verify the room, advertiser, price, rental terms, identity, and right to rent the property. Review the original listing and use appropriate caution before sending money, sharing identity documents, or meeting anyone. We do not perform identity, background, safety, or habitability checks.
Information shown by Room Finder is not legal, financial, or professional real-estate advice.
5. Acceptable use
You agree not to use Room Finder to:
- Commit fraud, impersonate others, misrepresent rental offers, or break the law.
- Harass, threaten, stalk, spam, or unlawfully discriminate against anyone, including in violation of applicable fair-housing laws.
- Store or disclose someone's personal information without an appropriate right or permission, or upload unlawful or infringing content.
- Bypass authentication or access controls, probe other users' records, introduce malicious code, or interfere with service security or availability.
- Bulk-harvest personal contact information, overload the service with automated requests, or bypass third-party website restrictions.
Your use of original listing websites, maps, Google, and Messenger is also subject to the applicable third-party terms.
6. Your notes, saved rooms, and third-party content
You retain any rights you have in the notes and other content you add. You give us a limited permission to store, process, display to you, and otherwise handle that content as needed to operate, secure, and support the service and comply with law, consistent with our Privacy Policy.
Do not place confidential identity documents, passwords, or financial credentials in your organizer. You are responsible for the information you choose to enter about room contacts.
Listings, photographs, maps, trademarks, and other external materials remain subject to the rights of their respective owners. Their inclusion does not transfer those rights or imply affiliation with Room Finder. The Room Finder name, design, and software are protected by the rights of their applicable owners and licensors; third-party and open-source licenses continue to apply.
7. Availability, deletion, and ending use
We may change, suspend, or discontinue features, or restrict access when reasonably necessary for security, maintenance, legal requirements, or violations of these terms. We do not guarantee uninterrupted availability, a particular number of listings, complete source coverage, or indefinite data storage.
You may stop using the service at any time. You can delete individual saved rooms and their associated notes and contact-history entries in the organizer. To request full account deletion or a copy of your account information, email greg.c.rose@gmail.com. We may verify your identity and retain limited records when necessary for legitimate security or legal reasons, as described in the Privacy Policy.
Deleting a saved room is permanent in the active organizer. Keep your own copy of information you need; Room Finder is not a backup service.
8. Disclaimers and limits of responsibility
To the extent permitted by applicable law, the service and third-party listing information are provided “as is” and “as available,” without warranties of accuracy, completeness, availability, merchantability, fitness for a particular purpose, or non-infringement.
To the extent permitted by law, the operator is not liable for indirect, incidental, special, or consequential losses arising from use of the service, including lost opportunities, loss of organizer data, or disputes and transactions between you and third parties.
These terms do not exclude liability or limit rights where doing so would be unlawful, including liability for fraud, willful misconduct, or other conduct that cannot legally be excluded. Your applicable statutory consumer rights remain in place.
9. Governing law, changes, and contact
California law governs these terms, without regard to conflict-of-law rules, except where applicable law requires otherwise. Nothing here removes mandatory protections you may have under the law that applies to you.
We may revise these terms as the service changes. Updated terms will be posted here with a revised date. We will provide any additional notice required by law; changes will not retroactively remove rights that cannot lawfully be removed. If you disagree with revised terms, stop using the service.
If any provision is unenforceable, the remaining provisions continue to apply to the extent permitted by law. For service, safety, or legal questions, contact greg.c.rose@gmail.com.
